The Phoenix, a 565,000-sf building listed on the local historic register in Center City, is a well-regarded, mixed use historic building approaching 100 years of age. The conversion to retail, office, and residential occurred over 20 years ago.

Woodcock Design, Inc. was retained to look at the ground floor public spaces, the fourth floor gym and amenity spaces, residential lobbies on floors 5-20, and the roof. In most of the spaces the lighting was out of date and the furnishings and finishes were in need of attention.

We prepared conceptual designs and pricing for the building focusing on increasing the value of the residential units by improving the hospitality throughout the shared spaces. We provided programming and conceptual design of historic building, including gym, lobby, and amenity spaces, budgeting and planning for phased construction on the projects. We also worked with all volunteer board and property management company.

The rooftop space was completed in Spring of 2026, the lobby rennovation is secheduled to be complete by the summer. Conceptual Designs are in progress for the Gym and Residential Lobby rennovations.
