This full block feasibility study featured a floor plan designed to allow for modular construction. The design features a glazed residential tower placed atop a podium of office, retail, and common recreational facilities for residents.

Each unit features a living and sleeping area with views to the city and waterfront. The ground floor town homes hide the parking at grade behind them, and relate to the surrounding neighborhood’s residential scale. Along Delaware Ave, the building presents a transparent retail face appropriate for a waterfront boulevard.
