1 Brown Apartments
This mixed-use project transformed a pair of 100-foot-tall former warehouse buildings on the northern Delaware waterfront into residential use, becoming one of the area’s first waterfront housing developments. Over a seven-year period, Woodcock Design provided zoning approvals, architectural design, and tenant fit-out services for the project.
The conversion resulted in 245 apartment units across two buildings totaling 265,000 square feet. Because the buildings had different structural shapes, corridors were carefully planned to maximize unit size, quality, and waterfront views.
Adapting the industrial structures for residential use required significant modifications, including saw-cutting new window openings into the concrete exterior walls. Two levels of indoor parking were also introduced within the lower level of the larger building.
The completed development includes outdoor parking, residential lobbies, an occupied roof deck, and an outdoor pool. Ground-floor spaces were designed for neighborhood-serving uses, including medical offices and a daycare center.
